Pricing Your Home to Sell

Spring is here and so is peak selling season! If you’re looking to sell your home, but you aren’t sure how to price your home, we’ve laid out a few tips to help guide you. These tips are intended to help you on pricing your home to sell.

 

Put yourself in the Buyer’s shoes

What’s important to you? What do you value? While you will have some differing opinions, in general, most of the population is looking for the similar things: big yard, updated kitchen and bathrooms, updated carpet and/or hardwood floors, 3 car garage.

 

Negotiation

Be sure to leave some room for negotiation. Don’t overprice too much, but make sure to leave room for you to still get top dollar and the buyer doesn’t feel like they overpaid.

 

Research

Do some research and see what comparable homes in your area/neighborhood have sold for in the past 12 months. You won’t find your identical home that sold to compare to, but you can at least get an idea of what houses sold for in your neighborhood. Also, be sure to check out active listings.  These are your competitors. If you have a home down the street that is comparable to yours and is selling for $10K less, you’re going to want to know that ahead of time. Whether or not you decide to lower the price of your home is your decision. But at least you’ll know why if their home sells first. Further, check out expired and withdrawn listings in your area. Investigate final sale listings compared to price reductions.

Work with a trusted realtor who can help guide you with your listing price. It’s always a plus to do your own research and be prepared.
